3. When was Hotel Kazbek built and who owned it?

The original residence was built in 1573, during the golden age of the Dubrovnik Republic.

For more than 450 years, the building has witnessed the city's remarkable history, from the prosperity of the Republic through periods of change and restoration. Following an extensive conservation project completed in 2008, the residence was transformed into the five-star Hotel Kazbek, where historic architecture and modern comfort exist in perfect harmony.

Kazbek was originally the summer residence of the noble Zamanja family, one of the oldest and most distinguished aristocratic families of the Dubrovnik Republic.

Like many Dubrovnik noble families, the Zamanjas built elegant residences outside the city walls, where they enjoyed the peaceful surroundings of Gruž while remaining closely connected to the political and cultural life of the Republic.

At that time, Gruž was a peaceful rural area where Dubrovnik's aristocracy established elegant estates surrounded by gardens and cultivated land. These residences were designed as places to relax, entertain guests and enjoy a slower pace of life away from the busy streets of the fortified city.

4. Who is behind Hotel Kazbek?

Hotel Kazbek is part of the Pervanovo Group, a family-owned international company founded by Croatian-born entrepreneur and inventor Darko Pervan.

Widely recognised as one of the pioneers of the modern flooring industry, Darko Pervan initiated the development of the world's first laminate flooring and later founded Välinge Innovation, the company that invented and patented the revolutionary glue-free click-lock flooring system. Today, Välinge is a global leader in research, development and licensing of flooring and furniture technologies, with thousands of patents licensed to manufacturers around the world.

5. Why is the hotel called Kazbek?

The origin of the name Kazbek has never been definitively established.

The residence has been known locally as Kazbek for many decades, long before it was transformed into the boutique hotel it is today. During the restoration of the property, the owners made a conscious decision to preserve its historic name, recognising it as an important part of the building's identity and Dubrovnik's local heritage.

Although historical researchers carefully examined the Dubrovnik archives during the restoration, no definitive explanation for the name was ever found. Given the building's long and eventful history, it is likely that the name originated during one of the many chapters of its past, but its true story has unfortunately been lost over time.

Some guests notice that Kazbek is also the name of a famous mountain in Georgia. While the coincidence is fascinating, no historical evidence has ever been found to suggest a connection between the two.

Today, the name Kazbek has become synonymous with one of Dubrovnik's most distinctive heritage boutique hotels. Rather than replacing it with something new, the owners chose to preserve the name as a tribute to the building's history, authenticity and enduring character.

1. Where is Hotel Kazbek located and how far is Dubrovnik Old Town?

Hotel Kazbek is located on the Lapad Peninsula, overlooking Gruž Bay and Dubrovnik Marina, approximately 3 kilometres from Dubrovnik's UNESCO World Heritage-listed Old Town.

The historic centre can be reached in around 10 minutes by car or taxi, while guests who enjoy walking can reach it in approximately 40–45 minutes along a scenic route.

The nearest bus stop for buses towards the Old Town is just a 5–7-minute walk from the hotel, while the return bus stop is conveniently located directly opposite the hotel, making it easy to explore Dubrovnik without a car.

The hotel's peaceful setting allows guests to enjoy a quieter side of Dubrovnik while remaining within easy reach of the city's main attractions, beaches and waterfront promenades.

1. Is parking available, and do I need a car to explore Dubrovnik

Yes. Hotel Kazbek offers complimentary private parking for all guests.

While having a car is convenient for exploring the wider Dubrovnik region, it is not necessary for visiting the Old Town. The area surrounding Dubrovnik's historic centre is a restricted traffic zone, with vehicle access limited primarily to authorised permit holders.

The nearest bus stop for buses towards the Old Town is just a 5–7-minute walk from the hotel, while the return bus stop is conveniently located directly opposite the hotel. Taxis and private transfers are also readily available.

Many guests choose to leave their car at the hotel and enjoy exploring Dubrovnik on foot or by public transport. Our reception team will be happy to recommend the most convenient way to get around based on your plans.

 

1. How do I get to Hotel Kazbek from Dubrovnik Airport?

Dubrovnik Airport is approximately 22 kilometres from Hotel Kazbek, and the journey usually takes around 30 minutes, depending on traffic.

Guests may arrive by taxi, rental car, airport shuttle or private transfer. For the most comfortable arrival, Hotel Kazbek can arrange a private airport transfer directly to the hotel. Simply send us your flight details before your arrival, and we will be pleased to organise everything for you.
